Kyiv’s Gulliver complex goes on sale for $207 million

State-owned Oschadbank and Ukreximbank will put Kyiv’s Gulliver shopping mall and office complex up for sale through Prozorro.Sales in September, with a starting price of $207 million. The 157,000-square-metre property is one of Kyiv’s most prominent commercial real-estate assets. The banks took control of it in 2025 after borrower Three O stopped servicing its debt; Oschadbank owns 80% and Ukreximbank 20%. The transaction will be a significant test for Ukraine’s commercial-property investment market. Finding a buyer at this scale during the war would signal that investors are prepared to price central Kyiv real estate despite security, financing and insurance constraints.
